One flat fee. No surprises.

We charge 20% of booking revenue for full-service management. That's it. Whatever the booking earns, we take 20% — you keep 80%.

Owner Questions

What owners ask before signing

What's your commission?

20% of booking revenue. Flat. No tiered fees, no setup costs, no monthly minimums. You keep 80% of every booking.

Is there a contract?

Yes — we use the North Carolina state standard property management contract on a one-year term. Straightforward, regulated, and the same form NC brokers use across the industry.

How and when do I get paid?

Owner payouts go out monthly on the 10th. You'll receive a clear statement showing every booking, the gross revenue, our 20%, any pass-through costs, and your net payout.

What about pet fees?

If your property is pet-friendly, 100% of the pet fee goes to you. We don't take a cut of pet fees — they're yours.

What do cleaning fees look like?

Cleaning fees are reasonable and based on the size and scope of the property. A small two-bedroom cabin won't be charged the same as a large oceanfront home — fees scale to match the actual work. Cleaning is charged to the guest at booking and paid directly to our cleaning team.

Who pays for supplies and consumables?

Standard restock items (toilet paper, paper towels, dish soap, coffee, etc.) are typically built into the cleaning fee. Larger consumables and replacements are billed to you at cost.

Can I block dates for personal use?

Of course — it's your property. You can block any dates through the owner portal. We just ask for advance notice when possible so we don't disappoint guests with last-minute changes.

What does the onboarding process look like?

Most owners are listed and earning within two weeks: we walk the property together, recommend any small upgrades, take professional photos, write the listing copy, set pricing, and launch across Airbnb, VRBO, Booking.com, and our direct site.

Where do you operate?

Western North Carolina (Bryson City, Murphy, Maggie Valley, Marion/Nebo and surrounding areas), the North Carolina coast (Holden Beach, North Topsail, Oak Island, Marshallberg), the Grand Strand of South Carolina (North Myrtle Beach), and the Blue Ridge of Virginia (Floyd County). We're currently vetting new owners in Bryson City, Marion, and North Topsail Beach — if your property is in one of these markets, we'd love to talk.

What about occupancy taxes?

We collect, file, and remit occupancy taxes on every booking. You'll receive a year-end summary for your accountant. You're still responsible for property taxes and any income tax on your earnings.
