Welcome to Salt Mountain Properties. These Terms and Conditions ("Terms") govern your use of our website (saltmountainproperties.com), our booking platform (book.saltmountainproperties.com), and any rental booking you make with us. By using our website or booking a stay, you agree to these Terms.
If you do not agree with these Terms, please do not use our website or book with us.
1. About Salt Mountain Properties
Salt Mountain Properties is a veteran-owned, North Carolina–licensed property management company that operates short-term vacation rentals across Western North Carolina and the Carolina coast. Bookings are managed by Salt Mountain Properties on behalf of individual property owners.

2. Bookings and Payment
2.1. Reservations. A reservation is confirmed only when you receive a written booking confirmation from us and full required payment has been processed. All bookings are subject to property availability.
2.2. Payment. Unless otherwise stated, full payment is due at the time of booking. We accept major credit and debit cards through our secure booking platform.
2.3. Taxes and fees. Rates displayed do not include applicable sales taxes, occupancy taxes, cleaning fees, or pet fees. All fees and taxes are disclosed before you complete your booking.
2.4. Discount codes. We periodically offer discount codes for direct bookings (e.g., military, university, returning guests). Codes must be applied at the time of booking and cannot be applied retroactively.
3. Cancellation Policy
Cancellation policies vary by property and rate selected at booking. The specific cancellation terms applicable to your reservation are shown at the time of booking and in your confirmation email. In general:
3.1. Standard cancellation. Cancellations made 14 or more days before check-in receive a full refund minus a small processing fee. Cancellations made 7–13 days before check-in receive a 50% refund. Cancellations made within 7 days of check-in are non-refundable.
3.2. Travel insurance. We strongly encourage guests to purchase travel insurance to protect against unexpected cancellations. Salt Mountain Properties is not responsible for refunds outside the stated cancellation policy.
3.3. Force majeure. In the event of a natural disaster, government-mandated closure, or other circumstance beyond our control that makes the property uninhabitable, we will work with you to reschedule your stay or issue a refund or credit at our discretion.
4. CHECK-IN AND CHECK-OUT
4.1. Check-in time is 4:00 PM. Check-out time is 10:00 AM. Specific times for each property are listed in your booking confirmation.
4.2. Most properties use smart locks with self check-in. Door codes are sent before arrival.
4.3. Early check-in and late check-out may be available upon request and at our discretion, sometimes for an additional fee.
5. Guest Conduct and House Rules
5.1. Occupancy. The number of guests staying at a property may not exceed the maximum occupancy listed for that property. Extra guests must be approved in advance.
5.2. Age requirement. The primary guest making the reservation must be at least 25 years old and must be staying at the property.
5.3. No parties or events. Our properties are intended for personal vacation use only. Parties, weddings, large gatherings, and commercial events are not permitted without prior written approval.
5.4. Quiet hours. Quiet hours are 10:00 PM to 8:00 AM at all properties. Many properties are in residential neighborhoods where noise carries.
5.5. Smoking. All properties are strictly non-smoking inside. Smoking in violation of this policy will result in a minimum $500 cleaning fee.
5.6. Pets. Pets are allowed only at properties designated as pet-friendly and only with advance booking. A pet fee applies. Unauthorized pets will result in additional fees.
5.7. Damage. Guests are responsible for any damage to the property or its contents beyond normal wear and tear. We may charge the credit card on file for repairs or replacement.
5.8. Illegal activity. Any illegal activity at our properties will result in immediate eviction without refund, and we may report the activity to local authorities.
6. Safety and Liability
6.1. Use at your own risk. Guests use the property and its amenities (including hot tubs, fire pits, swimming areas, decks, and stairs) at their own risk.
6.2. Hot tubs. Hot tubs are not recommended for children under 5, pregnant guests, individuals with heart conditions, or anyone who has consumed alcohol. Maximum recommended soak time is 15 minutes. Always supervise children.
6.3. Wildlife. Many of our properties are in mountain, lake, or beach environments with wildlife. Do not feed wildlife. Secure food and trash properly. Black bears are present at our mountain properties; follow posted bear-safety guidance.
6.4. Weather and access. Mountain properties may be accessed via roads that become difficult in snow or ice. Beach properties may be subject to storm advisories. Guests are responsible for their own travel decisions and for ensuring their vehicles are suitable for the location.
6.5. Limitation of liability. To the maximum extent permitted by law, Salt Mountain Properties and the property owners are not liable for injuries, property damage, lost or stolen items, or any other damages arising from your stay, except as caused by our gross negligence or willful misconduct.
7. Website Use
7.1. Content. The content on saltmountainproperties.com — including text, photos, logos, and design — is the property of Salt Mountain Properties or used with permission. You may not copy, reproduce, or distribute our content for commercial purposes without written permission.
7.2. Accuracy. We make reasonable efforts to keep property descriptions, photos, pricing, and availability accurate, but we do not guarantee that all information on the website is complete or error-free. We reserve the right to correct errors.
7.3. Third-party links. Our website may link to third-party websites (e.g., for partner discounts, attractions, or amenities). We are not responsible for the content or practices of those websites.
8. Privacy
Your use of our website and booking platform is also governed by our Privacy Policy, which describes how we collect and use your personal information.
9. Changes to These Terms
We may update these Terms from time to time. The "Last updated" date at the top of this page will reflect the most recent revision. Continued use of our website or services after changes are posted constitutes acceptance of the updated Terms.
10. Governing Law and Disputes
10.1. These Terms are governed by the laws of the State of North Carolina, without regard to its conflict-of-laws provisions.
10.2. Any dispute arising from these Terms or your stay shall be resolved in the state or federal courts located in North Carolina, and you consent to the jurisdiction of those courts.
10.3. Before pursuing formal legal action, we ask that you contact us first so we can attempt to resolve the issue directly.
